expense involved in clearing all drive ways and walks, including those where
no one is in residence. In an effort to help control snow removal expense,
voted at the June 19, 2010 meeting that the snow policy be changed to
remove snow after 2 inches have fallen
for full time homeowners only and part time homeowners only after they have
contacted Todd Nelson to inform him they will be in residence.Therefore,
if you will be using your townhome during the winter months and snow is
forecasted, please contact Todd Nelson at 573-216-2380 to inform him you
will be at your townhome. Otherwise your driveway and walks will not be

The grinder pumps, if you have one, are a
necessary component of the sewage system. After the one year warranty
any major service issues can be very expensive to correct. After
the one year warranty, all service costs are the obligation & responsibility
of the TownHome owner. Grinder pump maintenance IS NOT covered by
TownHome POA assessment fee.

The Four Seasons Lakesites
POA has contracted for semi-annual (Spring & Fall) inspections of all
members pumps. This cost of this inspection is paid for by the Four
Seasons Lakesites POA.
If a problem (that cannot be corrected during the inspection) is found the home owner is notified.

Following is an outline of the included pest control service provided at Town
Homes. This service is paid for by the Porto Cima Townhome POA
Exterior treatment for control of ants, spiders, roaches,
and other general pests.
(This excludes carpenter ants, and termites.)
The exterior includes sofit, fascia, foundation etc. On those homes
where upper areas are not reachable from the ground, and there is no
access to the decks, or areas that cannot be reached for treatment.
You can call A B and order an additional interior spray. This
includes spraying the deck railings, and areas reachable from the deck
that cannot be reached from the ground. There may still be area of
the building that are not reachable?
(The cost of any additional services & interior pest control are the responsibility of the
